THE TERMS & CONDITIONS FOR INVESTORS

  1. The Investors will purchase an Apartment as outright owner and the Sale Deed Registration will be done in his / her Single or Joint name as chosen.
  2. The Investors, as the owner(s), will have to pay applicable Tax and Registration Charges on the Sale Deed, Which accumulates as per Law & Regulations.
  3. The Investors, as the owner(s), will have to pay yearly Local Taxes as per the rules & regulations of the Municipality, and their share of property insurance.
  4. The Minimum Assured Returns will be applicable only after the completion of Sale Deed of the property.
  5. The Minimum Assured Returns will be applicable on the Sale Deed amount.
  6. Income Sharing of room rentals receipts in a Smart Scheme (Permanent Methodology of the Room Rental Revenue Sharing) would be in a ratio of 50:50 after deducting Departmental Costs and Online & Offline Travel Agents/Agencies (OTAs) or Revenue / Sale & Management Contract charges. 50% is allocated to investors, and the remaining 50% to the Management, where the managing agency will maintain the premise under its share of income. The developer and its managing agency holds the right to change the sharing ratio once the said return achieved on investment as because the developer has invested more capital in the ratio while developing the said business model.
  7. The assumed income shown in the Revenue Estimation table is based on the current market trend, The actual return may vary. Room Rates shown in the table are exclusive of taxes.
  8. Income Sharing of Rental Receipts will be distributed according to the square feet owned by each investor.
  9. The owner(s) will receive either the Minimum Assured Return or the Revenue Share, whichever is higher.
  10. The owner(s) shall get paid quarterly to yearly as management decides, through the Audited Accounting System.
  11. The earned rental amount can be disbursed for a stay at The World and can be transferred from the income account.
